Young Buyers Taking Stock in Real Estate by Steve Viuker

Younger people are looking to real estate to park their money; not the stock market. And many; aided by their baby-boomer parents, are purchasing in the high-end segment.

The Wall Street Journal pointed to a study of the wealthiest 10% of Americans conducted by American Express Publishing and the Harrison Group. The study also shows 24% of millennials have grown up wealthy, compared to 7% of baby boomers and 9% of Gen X Americans. And a new report issued by the National Association of Realtors shows millennials compose the second-largest group of recent home buyers, with 28%. The older Gen X segment ranks first.

The Harrison report also said the wealthiest 10% of millennials will account for one fifth of all dollars spent on primary-home purchases over the next three years. Jim Taylor, vice chairman of the Harrison Group and an author of the study said, ??For the first time since the pre-Depression, Gatsby era, we have a generation of kids whose parents made a great deal of money and are giving a great deal of it to their children,? says Prior to this, very few families had money through inheritance. There is a living wealth transfer currently taking place that this country hasn?t seen in decades.?

And the NAR report showed least 80 percent of buyers who are aged 57 and younger bought a detached single-family home, while buyers over the age of 57 to purchase townhouses and condos.

Other findings of the reported stated:

Among all generations of home buyers the first step in the home buying process is looking online for properties for sale.

Older buyers are less likely to finance their home purchase in comparison to younger buyers; when they do finance, the share of the home they financed is typically smaller.

Among the generations, Gen X is the largest group who are recent home sellers followed by both younger Baby Boomers and older Baby Boomers, the Silent Generation, and Gen Y. The G.I. Generation represented less than 1 percent of recent buyers.

?The average age of first-time buyer tends to rise as home prices rise, and fall when they decline.? As housing prices remain down from the market?s peak in many communities around the U.S., homes have become more affordable for younger buyers,? said Gary Malin, President of Citi Habitats, a New York-based real estate firm.

?Here in New York, we are seeing a lot of young first-time buyers, even though our market has largely recovered.? ?The rents in our city have surpassed the pre-recession highs, so despite our high prices for real estate, those who can afford to buy, are, regardless of age,? said Malin. ??Furthermore, since we are not so far removed from recent economic meltdown, many young people have taken a cautious, or even skeptical, view of investing in the stock market.? Many have seen friends and family members lose a lot of their savings in a matter of minutes.?

?While investing in the financial markets can seem abstract, owning a home is a concrete investment ? and one that serves a dual purpose,? Malin told totalmortgage.com. ??You can get a lot more enjoyment out of a home than you can with shares of a company.? I also think in uncertain economic times, people gravitate back to the basics, and nothing is a more basic investment than shelter for you and the ones you love.?

'Blackfish' doc looks at SeaWorld's captive whales

LOS ANGELES (AP) ? What the Oscar-winning 2009 documentary "The Cove" did for dolphin slaughter in Japan, "Blackfish" may do for killer whales living in captivity while performing at marine parks.

"Blackfish," explores what may have caused Tilikum, a 12,000-pound orca, to kill three people, including veteran SeaWorld trainer Dawn Brancheau in 2010.

News of Brancheau's death during a show at SeaWorld in Orlando inspired director Gabriela Cowperthwaite to explore what happened. SeaWorld first claimed that the trainer had slipped and fallen; later, it said Tilikum had been spooked by Brancheau's ponytail.

The director, who has made documentaries for ESPN, National Geographic, Animal Planet, and the Discovery and History channels, said it took two years to make the film. She procured footage from local and national newscasts, people's personal archives, and through the Freedom of Information Act.

"It was just perseverance when it came to getting footage," she said in an interview. "I couldn't believe what I was seeing. Once you see that, you can't unsee it. In my mind that gave me my directive. Now that I know the truth, I have to tell the truth. I didn't imagine that I was going to be making this film. I thought I was gonna be making a completely different film about relationships with our animal counterparts. So it was really learning through interviews and stuff and seeing footage."

Key footage became public after the Occupational Safety and Health Administration took SeaWorld to court and the images became exhibits in the case, she said.

She recruited animal-behavior experts, marine park patrons who witnessed whale attacks during performances and former SeaWorld trainers willing to go on the record.

"Personally, I started learning stuff about the animals I didn't know, and I was working there," said former SeaWorld orca trainer Samantha Berg.

Tilikum, born in the wild near Iceland in 1983, was captured and sent to a marine park near Vancouver before he was sold to SeaWorld in Orlando. The film shows divers trapping and kidnapping baby whales for shipment to theme parks while their mothers watched and screeched in agony.

The director says she sought comment from SeaWorld, which owns parks in Orlando, San Diego, and San Antonio. But the company declined to appear in "Blackfish."

Another former SeaWorld orca trainer, Carol Ray, said whale watching is a wonderful way to see these majestic animals up close.

"If you could afford to take a family of four to a SeaWorld Park somewhere around the country, then you can also take your family to a place where you can watch the whales from the shore," Ray said. "Those are great opportunities for seeing them where they're supposed to be... When I have friends that come to me and say things like, 'Yeah I really want my kids to see them up close,' (I say), 'You know your kids love dinosaurs right? They do. They are fascinated by them. They have never seen a dinosaur have they?'"

"Blackfish" opens in Los Angeles and New York on Friday.

Nearly 1,000 students from Waltham Forest College celebrated graduation last week.

Gathering in Walthamstow Assembly Hall for a ceremony, students were recognised for successfully completing studies in subjects ranging from BTEC diplomas to Access to University courses.

One student, Adedayo Onabadejo, who gained distinctions in his Access to Computing and IT course will now move on to study for a BSc honours degree in Computer Science at Queen Mary, University of London.

He said: ?I am really happy to have secured my place at such a good university.

?I worked really hard and my teachers really helped me a lot.?

Chair of the College Corporation David Pendle said to the students: ?You should regard today as the beginning of your life-long learning experience knowing that you will be developing yourselves forever.?

Robin Jones, Principal of the college, said: ?If you are planning for a year, sow rice; if you are planning for a decade, plant trees; if you are planning for a lifetime, educate people.?
